Additional Inspection Services

New Construction Inspection

When we perform this inspection service, we’ll be carefully evaluating new home construction for any signs of existing defects or oversights that were made during the construction process. The inspection should be scheduled before the builder’s final walkthrough to allow enough time for necessary repairs to be made before a real estate transaction is final.

11th Month Warranty Inspection

To take full advantage of a new home’s warranty, you need to have the condition of the property assessed before the warranty expires—usually within the first year of owning the home. We’ll thoroughly investigate the condition of the property’s readily accessible areas, providing you with detailed information about any defects we discover so that you can determine whether or not your warranty covers recommended repairs.

Re-inspections

Re-inspections can provide you with additional peace of mind before you follow through with a real estate transaction. We’ll return to the property we originally inspected to investigate any repairs the seller arranged for defective components, ensuring that no additional work needs to be performed.

Radon Testing

For this inspection service, we’ll use continuous radon monitors to test the concentration of radon gas in a home. If a safe threshold is exceeded, radon mitigation will be strongly recommended. As the second-leading cause of lung cancer after cigarette smoking, radon exposure is a very real hazard that every home-buyer needs to avoid by having a home professionally tested prior to final closing.

Water Testing

It’s a good idea to make sure that a home’s supply of water is safe for human consumption prior to closing on the property. We’ll collect water samples from both the tap and well, sending them to a local laboratory to be tested for a host of potential contaminants.

Well Inspection

This inspection service will determine whether or not a well’s mechanical components are in good operating condition. We’ll thoroughly inspect the home’s well system, ensuring that the water pressure inside the home is sufficient and that there is no damage that could be preventing the system from functioning properly.

Pre-Drywall Inspection

This inspection service will take place during construction on a new home, specifically before drywall is applied to the finished frame. By learning about the home’s condition at this time, potential issues can be resolved before those areas of the home become extremely difficult to access without using invasive means that could delay further construction.

Air Quality Control

It can be incredibly reassuring to know for sure that your prospective home is free from airborne contaminants that could negatively impact your family’s health. We’re able to run a panel of tests to check for various allergens and other contaminants that could contribute to poor air quality.

Wood Destroying Insect Report

This inspection service is designed to investigate a home for damage caused by wood-destroying insects such as termites. Each readily accessible area of the home will be checked for signs of these destructive pests so that you’re aware of any existing issues that should be remediated before you finalize your prospective investment.

Sprinkler Inspection

For this inspection service, we’ll assess the condition of a property’s sprinkler system. We take a look at the mechanical controls, sprinkler heads, and accessible water lines to ensure that the system is functioning as intended.

Pool Inspection

If a prospective home purchase includes a pool that ends up not being in good condition, your bank account could potentially take a big hit in order to cover necessary repairs. But by having the pool thoroughly inspected prior to final closing, you’ll learn about existing issues that you can request for the seller to resolve before a transaction is final.

Thermal Imaging

By performing a comprehensive thermal imaging scan of a home’s readily accessible areas, we can identify potential defects that wouldn’t be visible without the assistance of this specialized technology. Thermal imaging is especially useful for identifying areas of moisture intrusion, electrical issues, and deficient insulating material.

Sewer Scope

To conduct a Sewer Scope, we’ll use a specialized line-fed camera that can be inserted directly into the sewer system. This allows us to analyze the interior structure for damage that could be causing environmental issues that may be expensive to resolve.
